A stunning mountainside residence – billed as one of the best homes on Australia’s east coast – is poised to be sold.
No.430 Cooroy Mountain Road is on the market for the first time in a decade and negotiations are under way with prospective buyers.
‘Stonelea’, with its immaculate gardens, is reminiscent of an extravagant country lodge.
The private 6.5ha property is perched on the side of the mountain, with far-reaching views to the ocean and to the range.

Queensland Sotheby’s International Realty – Noosa Heads senior sales executive Graham Smith said it was a special place.
“It’s one of the best homes on the eastern seaboard,” he said. “It’s just a superior property.
“It’s got that indoor-outdoor living that is perfect for the climate, including a big entertainment alfresco area.”
There is also an entertainment area on the other side of the residence.
“So, you can open all the doors and it takes on a bit of an African feel,” Mr Smith said.
“That also has a bit to do with the decor. The owners have friends in South Africa and you can see some of that influence come through in the furnishings.”
Mr Smith said prospective buyers, who were pre-qualified to buy, were highly impressed during their inspections.
“They all commented that the property is actually better in person than it is in photographs and videos,” he said.
“It’s right up on the mountain, with ocean views to the east, the range to the west and Noosa to the north.”
Mr Smith said the property was in a prized location, backing on to the mountain reserve, which is only accessible to the public once a year.
“People who want to live in the hinterland would prefer to live on either Solar Road or Cooroy Mountain Road, but the beauty of this property is that it has far better views (than others),” he said.
“It is only 20 minutes’ drive to Noosa Heads, so the owners can still be close without putting up with the lack of privacy that people find now.”
The residence was built in 2008 and sold to the current owners for $4.475m, who rebuilt it during a three-year period. After raising a family there, they are ready to downsize.
The owners, who want to keep their identity confidential, have significant international business interests.
They have a confidential price guide but the property should sell for double-figure millions.
“We had five inspections with people who have pre-qualified,” Mr Smith said.
“One of those people is out, because the property is too big for them, but the other four have definitely got the place on their radar, and we’re in negotiations with two of them at the moment.”
Sotheby’s has emerged as a major player on the Sunshine Coast real estate scene since its Noosa office opened in early December.
It has been involved with several ritzy property sales.
“We’ve hit the ground running,” Mr Smith said.
